It is important for a Managing Agent to understand where it fits in the structure and what its function is. The Sectional Title Act makes it very clear that the Board of Trustees is responsible for its complex on a day-to-day basis. The Managing Agent must provide the Board with an infra structure that will enable it to carry out its responsibilities in the limited time at its members’ disposal.
This means that the Managing Agent must supply the necessary secretarial and financial administration so that the Board’s resolutions can be put into practice. In addition the Managing Agent must supply the Board with the managerial information that it needs to be able to ensure effective decision making. We are convinced that we must be able to supply the Board of Trustees with such documentation as is necessary to keep it comfortably in touch with all aspects of the management of the Body Corporate. Transparent responsible administration is what we are aiming for.
In terms of legislation all Managing Agents wishing to operate within the property industry must be registered with the EAAB and in possession of a valid Fidelity Fund Certificate.
With the above in mind we wish to advise that Pro Admin as well as all our Directors are registered with the EAAB and in possession of a valid Fidelity Fund Certificate.
Pro Admin however went further to protect our clients and ourselves by taking additional fidelity insurance cover for an amount of R20 million. This cover, which is over and above the cover of the EAAB Fidelity fund, ensures that in the unlikely event of a claim both we and our clients will receive a quick settlement of such claim. Confirmation of this insurance is available at any time on request.
We also took the trouble to achieve the SABS ISO 9001 certification of our systems. This certification entails at least three audits on our systems annually. The most recent audit no findings were made. Confirmation of the certification is also available on request.
