Advertising  Listings

We strive to display high-quality photographs of the best features of your property and our marketing descriptions are directed to attract suitable tenants for your property.

Over-and-above listings being available on our own website, Pro Admin also extends their advertising reach on portals such as Property24, Private Property, and affiliated portals.

Rental Assessments 

Determining the market related rental of a property is of utmost importance.

Should the property be marketed at too high an asking price, the property will remain vacant and the property owner is losing income.

The aim must be to obtain the optimum rental return within the shortest period possible.

Qualifying Tenants 

The proper screening and qualifying of a potential tenant are extremely important.

Conducting credit and reference checks reduces the risk of contracting with high-risk tenants who may potentially default on rent payments.

Signing the Lease

Subject to the Mandate between the property owner and Pro Admin, a proper and binding Lease Agreement is signed with the tenant, providing, inter-alia:

  • Standard payment terms
  • Maintenance issues
  • Overcrowding and sub-letting
  • Compliance with the relevant HOA/Body Corporate Rules

A deposit is required from the tenant. The deposit is retained in an audited trust account and serves as security against damages and/or rent defaults.

Collecting the Rent

Pro Admin has a set and proven procedure used by its Property Administrators for collecting the rent.

Our Property Administrators are very sensitive to the requirements of the property owner to receive the rent payment timeously. In addition to paying the owner as soon as possible, Pro Admin will also, as per the mandate, pay levies and utilities on behalf of the property owner.

Inspections & Maintenance

The condition of the property is recorded before occupation by the tenant and after the tenant vacates the property.

Additional inspections may be requested or agreed to in terms of the initial mandate between the property owner and Pro Admin.

Inspection Record

The inspection record is used as a basis for recommending any repairs and maintenance items to the property owner and is also used for the purposes of obtaining quotations to submit to the property owner for consideration.
